Does my homeowners policy cover my roommates property?
Most homeowners policies only cover property owned by you, the named insured. Relatives living in your home or anyone under 21 that is in your care and custody are also covered. None of the coverages on the homeowners policy will extend to someone living in your home that does not fall into one of the categoryies above.
The solution is for the roommate or tenant to obtain their own policy. There is a policy available for renters or people who do not own the home. With their own policy, they would have coverage if the house becomes unlivable due to a covered loss and all the other coverages that come with a homeowners policy.
